A Complete Communities project that is located in the heart of Logan Heights, San Diego. This mixed-use development is a solution to address the neighborhood’s shortage of affordable market-rate housing. The five-story building transforms a narrow 50-by-140-foot lot, delivering 30 thoughtfully planned apartment units, each featuring private outdoor space despite the constrained footprint.

Careful spatial organization and circulation strategies maximize functionality and livability, transforming a challenging urban site into a vibrant residential anchor for Logan Heights.

Our design approach for a new three-story, multi-family building with a total of twelve units centered on introducing modern, sustainable housing. While we focused on preserving the existing historic home on site, this also allowed us to maintain the character and rhythm of the existing street-scape.

The resulting design allows for contemporary feel with sensitivity, integrating new construction behind the existing home. This approach allows for increased housing density while still honoring the neighborhood’s architectural heritage and maintaining a thoughtful blend of preservation and urban infill development.

Niima Outpost

Niima Outpost is San Diego’s first hybrid mass timber residential building. Built on a compact site, the project uses innovative design and environmentally responsible methods to deliver 55 unique loft apartments in North Park’s growing urban core.

The building features a hybrid structure that combines cross-laminated timber (CLT) floor and roof panels with traditional stick-frame walls. This approach reduces embodied carbon compared to concrete and steel. Exposed mass timber in select interiors creates a warm, natural atmosphere and showcases sustainable materials.

The site is located in a historic district in the North Park neighborhood of San Diego, CA. Working directly with the client from Schematic Design, we were able to thoughtfully respond with a design that would incorporate key Craftsman architectural features that are seen throughout the neighborhood. One of the main goals for the client was to create a new space to age-in-place for their parents. The connectivity to all units on the site was a necessity.

A great client/architect relationship enabled us to work together to come up with a design that modernizes livability for their future without compromising the historic character of the existing house.

This project introduces a new two-story, 16-unit multifamily development designed to provide efficient, contemporary housing as two separate structures.

We designed a two-story solution that would maintain a neighborhood-friendly scale within its context. This design allows for landscaped buffers, and accessible open areas that enhance livability in a semi-urban area near a busy highway.

Urbana at Louisiana introduces a new four-story, multi-family development with 24 micro-units above podium with a community space and parking at the podium level. Designed to provide affordable, efficient, housing within the North Park corridor of San Diego

Efficiency was key in the development of the floor plans with the smallest unit at 429 SF and the largest at 752 SF, with an average size of around 569 SF. Every unit is provided with a balcony to expand the living to the exterior.
